Please read the following details carefully to understand what is covered under our warranty and what is considered normal, natural behavior for concrete.
The Warranty Term
This warranty goes into effect on the date of project completion and remains valid for a period of two (2) years. It applies only to full-depth concrete installations (e.g., standard driveways, patios, and walkways).
✅ WHAT IS COVERED (Our Responsibility)
If a major defect occurs due to improper installation or workmanship within the two-year period, [Company Name] will, at our sole discretion, repair, patch, or replace the defective area. Covered defects include:
Severe Settlement (Sinking): We warrant against severe settlement of the concrete slab exceeding 1.5 inches in vertical drop, provided the settlement is proven to be caused by improper subgrade preparation by our crews.
Improper Drainage: We warrant that your concrete will be pitched to drain water appropriately. While minor puddling is normal, we cover persistent, deep standing water (exceeding 1/4 inch in depth after a rainstorm) caused by incorrect grading on our part.
Severe Surface Spalling/Scaling: We warrant against widespread surface flaking or scaling (where the top layer of concrete chips away) if it is determined to be the result of a defective concrete mix or improper finishing techniques during installation.
🚫 WHAT IS NOT COVERED (Industry Standard Exclusions)
Concrete is a rigid, heavy material that is constantly subjected to ground movement, temperature changes, and shrinkage as it cures. The following are natural characteristics of concrete or environmental factors and are strictly EXCLUDED from this warranty:
Normal Cracking (The "1/4-Inch Rule"): Concrete shrinks as it cures, making it virtually guaranteed to crack. We install control joints to encourage the concrete to crack in neat, straight lines, but random cracking can and will occur. Hairline cracks are a natural expectation and do NOT constitute a structural failure. This warranty only covers cracks that exceed 1/4 inch in width or 1/4 inch in vertical displacement (heaving).
Earth Movement & Act of God: Damage, heaving, or sinking caused by extreme soil erosion, tree roots, sinkholes, earthquakes, floods, or natural disasters.
Chemical & Surface Damage: Damage caused by the homeowner or third parties. This includes the use of de-icing salts, harsh chemicals, oil spills, fertilizer stains, or mechanical damage (e.g., snowplows, heavy equipment, dropping heavy objects).
Color Matching & Variations: Concrete cures at different rates depending on humidity, temperature, and wind. We cannot guarantee uniform color. Variations in shading, blotchiness, or the final cured color are normal. Furthermore, any repairs or patches performed under this warranty are not guaranteed to perfectly match the color of the surrounding older concrete.
Frost Heave: In regions experiencing freezing temperatures, moisture in the ground can freeze and push the concrete upward. Concrete that heaves during the winter but settles back into place during the thaw is not covered.
⚠️ Special Note on Thin Overlays & Resurfacing
Any service involving a thin concrete overlay, skim coat, or cap (poured at a depth of less than 3 inches over an existing concrete slab) is provided completely WITHOUT warranty against cracking or delamination. Because we cannot control the structural integrity, moisture retention, or movement of your existing underlying slab, thin caps are inherently susceptible to transferring cracks from the old concrete below.
